A Section 21 notice is a legal tool landlords in England and Wales use to regain possession of their property without providing a reason, often called a "no-fault eviction." It is commonly used when a fixed-term tenancy ends or during a periodic tenancy. To serve a valid Section 21 notice, landlords must meet certain requirements, such as providing tenants with an Energy Performance Certificate (EPC) and a gas safety certificate. The notice must also be in writing and give tenants at least two months' notice. Properly serving a Section 21 notice ensures a smooth and lawful eviction process.
